Veterans Housing Initiative

 

The Habitat for Humanity of the Tri-State (HFHTS) Veterans Housing Initiative is a specialized housing program for Veterans who do not have means to purchase a home of their own.  HFHTS will serve single Veterans and couples who have one or both being a Veteran and NO children, including their own child/children, grandchild/children, foster child/children, or a child/children who the couple has been awarded either temporary or permanent custody to by a court of law, (Veterans with children or guardianship of a child is welcome to apply for our traditional building program). 

Eligible Veterans must meet the following criteria:

  1. Veterans be eligible for VA Health Care services;
  2. Those Veterans with service connected disabilities will be considered top priority;
  3. Veterans may be living in rental housing, or the local Veteran’s home;
  4. Veterans will have been screened or received services through the Huntington VA Medical Center’s Community Resource and Referral Center; and
  5. Veterans must fall within the income guidelines of HFHTS as based on HUD Income Guidelines for persons in household for year of application.

Credit checks will be required as the approximate house cost/mortgage will be the equivalent of fair market appraisal as determined by a third-party, independent appraiser. There will be no penalty for early repayment of the loan.  The home will carry a 1 year builder’s warranty.

Veterans who qualify for the program must complete the following:

  1. Sign a memorandum of understanding and/or a purchase agreement with the affiliate agreeing to a repayment plan based on affordability criteria (no more than 30% of income can be to provide housing);
  2. Provide a current budget of obligations to help determine a repayment amount;
  3. Complete the required number of sweat equity hours; 
  4. Make the required down payment prior to completion (the lesser of 1% of material and other HFHI allowable costs or $250.00);
  5. Purchase one year’s homeowner’s insurance prior to closing;
